What is an AMI license?

The AMI License is an official permit granted by IMPIC (Institute of Public Markets, Real Estate, and Construction) that authorizes real estate mediation activities in Portugal.

The real estate mediation business in Portugal can be conducted by individuals or legal entities, as long as they hold an AMI License issued by IMPIC, IP.

For this reason, we strongly recommend that you only work with agencies that have a valid AMI license.

I recently moved to Portugal. Can I buy a property?

Yes, you do not need a residence visa to make a real estate investment in Portugal.

 

I don’t live in Portugal. How can I buy a property?

The Brava Team will facilitate the entire process, helping you obtain the necessary documents and guiding you from the beginning until the transaction is successfully completed.

 

What documents are required to purchase a property in Portugal?

For Portuguese citizens:

  • Copy of Identification Card;
  • Tax Identification Number (NIF);
  • Proof of address;
  • If applying for a bank loan: Income tax return, proof of the last six salaries, bank statements for the last six months, and a copy of the employment contract.

For foreign buyers:

  • Passport;
  • Portuguese Tax Identification Number (NIF);
  • Proof of current address;
  • A bank account in Portugal (if you do not have one, the Brava Team can assist with the process).

What are the fees for Brava Properties' services?

At Brava Properties, we believe that our greatest reward is our clients' happiness and the satisfaction of all parties involved in the process. That’s why our mission is to create successful and fulfilling transactions!

Our commission structure is adjusted to each transaction, as follows:

  • Up to €20,000 → 15%
  • From €20,001 to €50,000 → €4,000
  • From €50,001 to €100,000 → €5,000
  • Above €100,001 → 5%

VAT is applicable at the legal rate in force.
